One of the huge differences between FHA and conventional loans is in calculating the payoff.  FHA calculates the interest month by month, conventional calculates the interest day by day.  So if a seller with an FHA is going to close on December 26, 2011, they are charged a month&#8217;s interest in the payoff.  If a seller has a conventionla loan, they are charged six days of interest in the payoff.  One of the many differences between FHA and conventional loans.</p>

<p>We are having a difficult time trying to understand why rates went up this morning. All we can find is that the market is bracing itself for a series of economic reports coming out this week. Not sure why that would make rates go up. Crude Oil did go up this morning a couple dollars a barrel. That is always inflationary and inflation makes mortgage rates go up.</p>
<p>Brace yourself for long term, hyper inflation. Inflation is NOT our friend.</p>
<p>By the way, Hyper Inflation= high fuel prices, high prime rates, high mortgage rates. Unfortunately, it won’t mean higher real estate prices.</p>
<p><strong>Mortgage Tip of the Day</strong>: Remember, the $8,000 first time stimulus money does not apply if the buyer is buying from a family member. It must be an arms length transaction before the stimulus money will be granted.</p>
