Today was a deadline to correct some of their problems and it didn&#8217;t happen.  That is making our markets go down including mortgage rates. <p><strong>MORTGAGE TIP OF THE DAY:</strong><br />
Remember USDA loans are available for those folks who are buying in the country.  100% financing is available.  The property must show up eligible with USDA.  Almost NO properties are elgible in Franklin County.  A small number of properties south of Grove City are eligible.  There is also a section north of Powell, South of Delaware that is eligble.  Most of Madison, Licking, and Fairfield Counties are eligible.  There is a maximum income limit which is in the upper $60,000 a year for a family of two.</p>

			<content:encoded><![CDATA[<p><a href="http://www.thecolumbusteam.com/wp-content/uploads/2012/01/Winter-trails.jpg" rel="shadowbox[sbpost-15052];player=img;"><img src="http://www.thecolumbusteam.com/wp-content/uploads/2012/01/Winter-trails-150x150.jpg" alt="" title="Looking Down a Ski Slope" width="150" height="150" class="alignleft size-thumbnail wp-image-15056" /></a>On the eve of the New Year, we introduced you to a list of winter hikes you can get in on as part of Columbus Metro Parks 39th season of the same. We listed dates for you that ran from the beginning of January right through to January 28th. Well, we’re just about in February, and want you to know that great outdoors activities still abound. In this post we’ll focus on the many trails and activities at Blendon Woods Trails.</p>
<p>Blendon Woods, in northeastern Franklin County, has itself seven different trails! All are walkable, and depending on the amount of snow, joggers would be able to run on most of them. There’s even one especially for pet owners: Goldenrod Pet. Goldenrod is available for walkers, joggers, or hikers, and is we mentioned, is pet-friendly. It passes through two meadows, is 1.2 miles in length, and is classified by Metro Parks as “easy”. Sound good? The six other trails—Sugarbush, Brookside, Overlook, Ripple Rock, Hickory Ridge, and Pond—run from one-quarter mile to 2 miles (Hickory Ridge being the shortest, and Sugarbush the longest). Most of the six other trails are listed on Metro Parks’ scale as “easy”, with Sugarbush and Brookside having a “moderate” rating as well. Cross-country skiers will delight in that the longest trail, Sugarbush, is for you!</p>
<p>The Blendon Woods trails have a variety of surfaces, from grass to crushed limestone compacted to paved (Pond). Four of the seven have connector trails. What an amazing array, all in one area! In the Winter, the trails open at 6:30 a.m. and close at 8 p.m.</p>
<p>Metro Parks makes good use of the trails, as it has programs that run year-round, taking you on various outdoors adventures. Blendon Woods has two programs coming up on Saturday, February 4th and Sunday, February 5th. These are not the only programs available at Blendon Woods, nor through Metro Parks, but we wanted to cover these two in this article.</p>
<p>On the Saturday, there’s a special 2-mile winter hike that takes you to Thoreau Lake and the Nature Center. For those with boundless energy, there are off-trail segments that will add on another 2 or 4 miles for you! Chicken soup will be waiting for you when you’re done! There is no charge for this program, and it’s open to youth, teens, adults, and seniors. Bird lovers: on the Sunday, you can get in on the Audubon Bird Hike. Don’t forget your binoculars as you wonder around the various trails in search of winter waterfowl. There is no charge for this event either, and it’s open to teens, adults, and seniors. Neither program is wheelchair accessible. </p>

The big issue still is the uneasiness of the European markets and how that will affect the world markets including the US mortgage bond market.    No positive economic news has been coming out for the US to force mortgage rates up. </p>
<p><strong>MORTGAGE TIP OF THE DAY:</strong><br />
Priority Mortgage has available USDA loans.  Those loans are made to properties outside City Areas.  We will go over in the next few days some of the advantages and disadvantages of this program:<br />
1.  There are very few properties in Franklin County that can be financed under the USDA.<br />
2.  The property does not need to be a farm, it can be any property in the USDA boundry.<br />
3.  100% financing is available.<br />
4.  Their is an upfront funding fee of  2% like a VA loan.  That fee can be paid by the buyer or financed into the loan.<br />
5.  There is also a monthly funding fee of .30% (Loan amount times .0030 divded by 12).  Similiar to PMI and MIP but called a different name.<br />
6.  USDA has a maximum income limit but it tends to be higher than OHFA.<br />
7.  The seller may pay up to 3% of the buyers closing costs, prepaids and funding fee. </p>
<p>Contact us for that next property you are selling outside of Franklin County to see if it qualifies for USDA.</p>

Priority Mortgage has available USDA loans.  Those loans are made to properties outside City Areas.  We will go over in the next few days some of the advantages and disadvantages of this program:<br />
1.  There are very few properties in Franklin County that can be financed under the USDA.<br />
2.  The property does not need to be a farm, it can be any property in the USDA boundry.</p>

There are three events listed below, all happening on the 19th, but it’s pretty much guaranteed there will always be several events running at park near you, year ‘round.</p>
<p>Battelle Darby Creek is the largest of the Metro Parks, occupying just over 7,000 acres, with more 20 miles of riparian forest that span two lovely creeks. In southwestern Franklin County, it’s a wonderful spot to go to get out and enjoy this amazing Fall we’ve been having. On Saturday, at 5:30 p.m., you and your family can head over to Battelle Darby Creek to take part in a one-mile hike in nature, enjoying the wonders of the night (yep, it will be night if you changed your clock back two weekends ago). There is no charge for this activity, and the age range is from toddlers to seniors. There are no reservations required for this event, and you would meet at the Naturalist Office to begin the hike. Note: This event is not wheelchair accessible.</p>
<p>When is the last time you were in a treasure hunt? Did you use GPS? You can now!</p>
<p>If you have some time the afternoon of the 19th, 1 p.m. to be exact, head over to Blacklick Woods in Reynoldsburg (Livingstone Avenue). Starting at the Nature Center, you’ll go on a search for hidden treasures … this search may be different than others you’ve been on before, as it uses portable GPS units! In answer to a question that’s possibly coming up in your mind right now, no, you don’t have to own a GPS unit to get in on the fun. Bring yours if you have one, but otherwise Metro Parks will provide you with one. The age range for this event is from youth (6-12), to teens (13-18), to adults, to seniors (50+). In short, almost everyone can enjoy this unique twist on a timeless activity. There’s no charge, by the way. Blacklick Woods was opened in 1948. It’s one of Metro Parks’ oldest and busiest systems. It has trails that wind through white oak, pine oak, and white ash. Approximately 100 of its over-600 acres are dedicated to beech-maple forest, but there are open meadows along the way so you can enjoy them too.</p>
<p>It’s been the same way for the longest time: children love puppet shows! Well, at Blendon Woods in Westerville, you and your preschoolers can meet at the Nature Center to get in on another no-charge event put on by your Metro Parks system. The date is the 19th, and the start time is 10 a.m. (but you may want to get there a little bit early). When you get there, you and your 3-5 year olds can take in a puppet show about “animal’s ideas of a feast”. Later, you’ll take a brief hike in the woods to see if there are any wild turkeys around.</p>
<p>Like the first two events, no reservations are required for this fun activity. And both the Blacklick Woods and Blendon Woods events are wheelchair accessible (remember, the Battelle Darby Creek night hike is not).</p>

FHA loans are not just for poor people these days buying houses in bad neighborhoods with poor credit.  They are for everyone.  The maximum loan in Franklin and surrounding counties is $310,500 with 3.5% down.  The rate tends to be a little lower than conventional but the good part is the loan is fully assumable WITH release of liability from the original borrower.  That will come in very handy one day when rates have jumped to 5, 6 or 7%.</p>
