Fannie and Freddie has finally addressed the situation with a two unit condo complex.  Now, if one side is rental and the other side is owner occupied, it is considered a Conforming Condo complex.  Before, both sides had to be owner occupied.  That is a huge boom for those complexes where one side was rental.</p>

When we do a preapproval and the borrower is going to buy a condo, we will NOT preapprove the borrower for a certain purchase price and loan amount.  We will only preapprove them for a total payment amount including condo fees.  Condo fees are all over the board from $50.00 a month to $1,500 a month depending on the complex.  We will find outselves in trouble if we preapprove for a certain loan amount</p>

When financing a condo either FHA or Conventional, we require that the Owners Association prove they have hazard insurance from the studs out.  We then are required to prove that the borrower has arranged for insurance from the studs in.  We need interior insurance on the condo and we must include that with the monthly payment.</p>

This is making money flow from the US markets back to Europe making mortgage rates go up.  Crude Oil is also up a bunch today and has been going up dramatically.  That one is a hard one to figure out.  It certainly isn’t because the poor economy is creating a higher demand.  Anyone notice a spike in gasoline prices in the past few days?</p>
<p><strong>MORTGAGE TIP OF THE DAY:</strong><br />
I haven’t done this for a while.  Let’s do it again.  What makes a condo complex conforming to Freddie Mac and Fannie Mae?  We will go through the list and will add an additional one every day.<br />
1.  The condo complex must have no more than 49% renters in the complex.<br />
2.  One person or entity cannot own more than 10% of the units in the complex.<br />
3.  The complex cannot have more than 20% commercial in their square footage.<br />
4.  No more than 15% of the unit owners can be behind in their condo fees.<br />
5.  If there is a lawsuit pending with the condo association, either direction, it is non-conforming.</p>
